We Believe in Sustainable Development From the implementation of the California’s ground-breaking new green building code and new goals for water efficiency to increasingly determined efforts to reduce greenhouse gas emissions, things are changing in communities throughout the state. From building programs to workforce development, “green” is now a given. The focus now is on identifying strategies – and technologies – that offer both economic and environmental benefits. CCCD is committed to providing building solutions upon three important performance criteria: social, environmental and financial. We strive to achieve balance between these on behalf of all stakeholders. Social ResponsibilityAccording to a recent report from Living Cities on how 40 key US cities are dealing with climate change, four in five big cities report that sustainability is among their top five priorities, and more than half of the big cities are either currently creating a sustainability plan or have already finished creating one; more than three-quarters of big cities have, or will soon have, detailed plans on how they will reduce greenhouse gases. Rising energy costs have driven increases in public transit ridership in virtually every city in the survey and a significant number of cities reported they're investing in one or more of four central strategies to boost mass transit. In addition, cities are building more efficient buildings and nearly half of cities have programs subsidizing insulation, energy-efficient appliances and weatherization. Living Cities is a collaboration of 21 of the world’s largest foundations and financial institutions. Their report showcases innovative ways cities are creating green economies, focusing especially on ways they are connecting low-income people and “under-invested” urban communities to new jobs and opportunities. The California cities profiled are Los Angeles, San Diego, San Jose, San Francisco an Oakland. Social CommitmentCCCD’s commitment to providing home buyer education in our affordable housing communities plays a critical role in the firm’s creation of better housing, better neighborhoods and better lives. Included in this process are the following standards: - Energy Star rated ceiling fans, whole house fan or mechanically cooled HVAC systems for all rooms
- Use of faucet flow restrictors and high efficiency toilets
- Use of environmentally friendly carpet and paint, as well as formaldehyde free cabinetry, shelving, countertops and insulation
- Energy Star rated appliances in both common areas and residential units
- Landscape design that will retain, infiltrate and/or treat the first ½ inch of rainfall
- Dual glazed, Low E windows
- Equiping properties with solar panels, thermal water heating, or fuel cells when possible

CCCD endorses those energy efficient features in construction projects that not only reduce energy consumption and lower utility bills, but also improve the quality of environment for the occupants. Below is information on the building processes that are implemented in an Energy Star qualified development. - Tightly Sealed Building – to reduce undesirable heat gain and loss from air conditioning duct systems, the builder must properly seal holes, cracks, and joints. A properly sealed air duct system will improve air quality by reducing pollens, dust, and other pollutants from entering into the building.
- Properly Installed Insulation – to achieve maximum energy efficiency in a building a builder must not only use the correct type of insulation, but also insure that the insulation has been properly installed. Using inadequate insulation, or leaving gaps and holes in an insulated wall, will allow excessive heat gain or loss, which forces air conditioning and heating systems to work overtime.
- Dual-Pane Windows – to prevent heat from entering the building via sunlight through the window, and cool air from escaping a building, the builder must use Energy Star qualified windows. Benefits of Energy Star windows include helping to reduce utility costs, improve comfort for occupants, protect the carpet and furnishings from sun damage, and prevent condensation build up.
- Heating & Cooling Efficiency – to lower energy use, reduce indoor humidity, and to improve the overall comfort level in the building, the builder should use Energy Star qualified heating and cooling systems.
- Energy Efficient Products & Fixtures – Energy Star qualified products offer the most advanced energy saving technology and include lighting fixtures, CFL (compact fluorescent bulbs), ventilation fans, and typical appliances – refrigerators, washing machines, dryers, dishwashers, and ovens/stoves.

Financial Commitment Providing quality commercial projects or affordable for-sale housing with amenities and services appropriate to the property’s owner population while committing to sustainable building practices costs money. CCCD prides itself to finding innovative financial solutions and leveraging its relationships with municipalities, lenders, and investors to make sustainable development a reality.
CCCD thoroughly evaluates various funding sources to find a solution to each specific situation. The type of financing chosen depends heavily on the project type, if the project is a new construction project or acquisition rehab, the desired level of affordability and the type of funding available at the time. Identifying a financing plan with the right mix of affordability and certainty of execution requires a comprehensive analysis of the benefits and drawbacks of the many different funding sources available. The Board of Directors and partners have several decades of experience in commercial real estate which offers up an additional expertise to complement the affordable housing focus. The partners have planned, built, financed, and sold millions of square feet of property during their careers. Today’s complex urban planning and development processes require developers to be versed in all aspects of the product types to achieve the most viable real estate solutions. CCCD's team has this knowledge and have demonstrated it in a wide variety of projects. Development Projects Planning and Consulting Services Historic Preservation Web Shop Site Map
